We are pleased to announce the newly elected Board of Directors of the Harbour Pointe at Arverne by the Sea Homeowners Association V, Inc: Qin Chen, Harriet Thompson, and Paul Abreu.
On Friday, April 10, 2026, our Election Services United Inc. team informed Wen Management that a quorum was met in accordance with our governing regulations (more than 119 votes), and the election of the Board of Directors was officially certified on April 14, 2026. On the other hand, the proposed amendment to create a term of two‑year for the Board of Directors did not pass.
We deeply appreciate each vote and highly value your participation in the election process.
We are excited to announce that our Transaction Team, which consists of the Board and all Standing Committee Chairpersons, selected First Service Residential as our new management company. The management contract was executed by the proper parties on April 10, 2026 and the transition from Wen Management to First Service Residential is underway.
In the near future, you will receive a welcome letter from our new company which will include new account information, telephone numbers of the management team, and other key resources.
We are confident that the retention of First Service Residential will offer new and exciting services for our community including but not limited to new vendors and new homeowner services.
We encourage all homeowners to get involved in our community by committing their time and talents by joining one or more of our Standing Committees. Your participation is vital to our collective success. Our community is stronger when all residents are active in our growth and development.
Together, we can continue to build a truly special neighborhood.
After such a harsh winter, everyone should be excited for a beautiful summer here in the Rockaways. We are very fortunate to live here and each resident should revel in the joy of living in our coastal community.
Once the new management company brings our website and other communication media up to date, we will be ready to welcome any questions, comments, or concerns. Until that date, feel free to continue to use our Dunes website.

Harbour Pointe at Averne by the Sea Homeowners Association V, Inc.
Attention All Homeowners
On Thursday, February 12, 2026, the Board of Directors of Harbour Pointe at Arverne by the Sea HOA V was notified by Wen Management NY LLC of their intent to terminate the management agreement with our HOA, effective April 13, 2026. Wen Management has also indicated that they will no longer manage any HOAs within the Arverne by the Sea community and will instead transition exclusively to building construction operations.
In response, a Transition Committee was immediately formed to provide guidance, recommendations, and resources to support the selection of a new management company. This committee is composed of the Board of Directors and the Chairpersons of all Standing Committees.
The Standing Committee Chairpersons are seeking your participation in this important process. We strongly encourage all homeowners to join one of the Standing Committees and take an active role in shaping the future of our community.
This transition represents a significant moment for our HOA. Your involvement—both individually and collectively—will strengthen our selection process and ensure that we choose the management company best suited to serve our community needs.
Given the short 60 day timeline provided for this unexpected change, our Board and the boards of our sister HOAs will request an additional thirty (30) days to complete the transition effectively.
This is a valuable opportunity for each of us to contribute to a major and positive shift in our community operations. We encourage everyone to share their time, skills, and perspectives to help ensure a smooth and successful transition that supports our continued growth and development.
